Seek your estate agent’s advice when furnishing

In the capital today, there is great opportunity to make a significant income from private lets. Estate agents in London are more than happy to help, too. They understand that if their landlords are well prepared, they will be able to attract good tenants and good monthly rentals, which means more commission for them.

Landlords must be careful when deciding how much to spend on furnishing their properties. As renters become ever choosier, a landlord may lose out on a potentially excellent tenant because of poor furnishings. It is important to remember that your property will be a tenant’s home for some time and they do not want it to feel sparse.

Here are a few tips to help create the right feel in your property.

One of the most important areas to furnish is the bedroom. As a minimum, you need a bed with a duvet and two pillows, two sets for dressing it, a bedside table and lamp and a wardrobe. Modern and good-quality furnishings are needed – not mismatched second-hand goods.

The bathroom is also important. Here there should be two full sets of towels and facecloths, a mat for the shower or bath, a good-sized mirror and a toilet brush. Again, you need to purchase good-quality items.

In the kitchen, good accessories will always reap rewards. Here, a good-quality saucepan set is needed, a non-stick utensil set, six sets of cutlery, crockery and glassware, a toaster, microwave and kettle. You should also have oven gloves, two tea towels, a corkscrew and tin opener.

A well-furnished apartment will always let more quickly and tenants are more likely to extend their tenancies. However, each area of London will have its own unique demands from potential tenants. Good local estate agents will always know exactly what is needed for your property. Drawing on their expertise is the best way forward.
